Your guide to buying a new Heritage Series home.
Building a brand-new home with Celebrity Custom Homes is fun and exciting. Our time-tested process gives our buyers the ability to fully personalize their home while creating a smooth and stress-free experience from start-to-finish. Here’s what you can expect when you build a new Heritage Series home with us.
We suggest starting your home shopping journey by using the “Build & Price” tool on our website. With this tool, you can explore each of our floorplans along with the popular plan modification options, exterior style options, levels of interior finish and landscaping, in addition to lot premiums. As you go through the tool, the price, monthly payment, beds, baths and square footage of the home will update in real-time as you make selections.
The monthly payment amount shown includes principal and interest, property tax, home insurance and HOA fees. It is pre-set with the current 30-year interest rate and a 20% down payment but any of these fields can be manually updated if you’d like to get a more accurate payment based on your unique situation.
Once have determined the floorplan and homesite on which you would like to explore building, the first step is to submit a fully refundable $5,000 deposit. This deposit allows you to schedule a Design Preview Meeting with a Celebrity Design Coordinator.
At the Design Preview Meeting you will review in more detail the standard features, available options, and price ranges for your selected floorplan. The Design Preview Meeting will be tailored to your priorities, budget, and questions. By the end of the Design Preview Meeting, you will have a clear outline of the cost to build your new home.
After the Design Preview Meeting you will be given the opportunity to move forward to the next step in the process. If you choose not to purchase at this time, Celebrity Custom Homes will promptly refund your $5,000 deposit.
Preliminary Purchase Agreement
Once you have chosen to build your home with Celebrity Custom Homes, you will execute the Preliminary Purchase Agreement and lock-in your base pricing. At this time, you will need to provide a preliminary loan approval letter or proof of funds and an additional $5,000 deposit (once the Preliminary Purchase Agreement is executed, your entire $10,000 deposit becomes non-refundable).
This step reserves your construction start position and begins your official Selection Process. This is also when the process of securing your permanent home loan begins.
During the Selection Process you’ll work closely with your Design Coordinator who will take you through the process of choosing almost every detail for your new home – customizing it to your personal taste, needs and budget.
You will have approximately six weeks to make a majority of your selections including floorplan options, exterior colors, cabinets, appliances, plumbing fixtures, electrical additions, lighting fixtures, and more.
Note: Your actual interior surface selections, including tile, solid surface countertops, and carpet will be chosen at the beginning of framing.
It is a lot of decisions, but we have a very good system to help you through the process. You will meet regularly with your Design Coordinator who will also be available via e-mail and phone.
Once your Selection Process is complete and your total purchase price has been determined, you will execute the actual Purchase Agreement. This step will occur a minimum of three weeks prior to the start of construction. At this time, you will need to provide loan approval and a 10% non-refundable deposit. (All deposits apply to your home and will be credited to your purchase at closing.)
Using your construction start position, we will begin building your new home. Throughout the building process, you will have scheduled walks of your home with your Design Coordinator to make sure we are getting everything just right. These walks will be scheduled after framing, before drywall, and a final walk approximately one week before closing.
The closing on your new home will be just like a closing on any other home. You will bring the remainder of the money owed to Celebrity Custom Homes, sign the closing paperwork, and we will give you the keys to your new home.
