Your guide to buying a new European Hillside Collection home.
Many buyers have questions about the process of purchasing and building a European Hillside Collection home with Celebrity Custom Homes. We hope this outline will help answer many of those questions. Rest assured, Celebrity is committed to helping customers every step of the way and ensuring that the Pradera purchase process is as smooth as possible.
Once you have selected a floorplan and available lot that you would like to explore building, the first step in the process is to submit a fully-refundable $5,000 deposit. This deposit allows you to schedule a 3-hour Design Preview Meeting with a Celebrity construction coordinator.
At the Design Preview Meeting you will review available options and finishes, with pricing, for your selected floorplan. At the conclusion of the preview meeting you will be given a completed selections sheet that outlines your preliminary choices, giving you a clear expectation of the cost to build your new home.
After the Design Preview Meeting you will be given the opportunity to decide if you would like to move forward with the build process. If you are ready have Celebrity build your new home, you will execute the Preliminary Purchase Agreement. If you choose not to purchase at this time, Celebrity Custom Homes will promptly refund your $5,000 deposit..
Preliminary Purchase Agreement
Once you have chosen to build your home, you will execute the Preliminary Purchase Agreement. An additional $5,000 deposit and a preliminary loan approval letter are required at this time. Once the Preliminary Purchase Agreement is executed, your entire $10,000 deposit becomes non-refundable. At this point you will secure your chosen homesite and lock in your base pricing. You will also begin the process of securing your permanent home loan. This step reserves your construction start position and begins your official selection process.
During the Selection Process you’ll work closely with your construction coordinator who will take you through the process of choosing almost every detail for your new home – customizing it to your personal taste, needs and budget.
You will have approximately eight weeks (four weeks for Signature Series homes) to make a majority of your selections including floor plan options, exterior colors, cabinets, appliances, plumbing fixtures, electrical additions, lighting fixtures, and more. It is a lot of decisions, but we have a very good system to help you through the process. You will meet regularly with your construction coordinator who will also be available via e-mail and phone. Once your Selection Process is complete, it’s time for the Purchase Agreement.
Note: Your actual interior surface selections, including tile, granite, and carpet will be chosen at the beginning of framing.
Once you have made all your selections and your total purchase price has been determined, you will execute the actual Purchase Agreement. This step will occur a minimum of three weeks prior to the start of construction. At this time, you will need to provide full loan approval and a 10% non-refundable deposit. (All deposits apply to your home and will be credited to your purchase at closing.)
Using your construction start position, we will begin building your new home. Throughout the building process, you will have scheduled walks of your home with your construction coordinator to make sure we are getting everything just right. These walks will be scheduled after framing, before drywall, and a final walk approximately one week before closing.
The closing on your new home will be just like a closing on any other home. You will bring the remainder of the money owed to Celebrity Custom Homes, sign the closing paperwork, and we will give you the keys to your new home.
